Full MEPF, single contract — the model in practice.

The challenge

The client had previously awarded MEPF work as four separate sub-contracts and lost months managing the gaps between them — design changes that didn't propagate, deliveries that didn't sequence, finger-pointing at handover. For their new facility they wanted a different model: one contractor, one delivery date, one party answerable for the result.

What we delivered

A complete MEPF EPC contract covering every system that crosses the building line:

• Mechanical & HVAC: comfort, ventilation, process and utility piping
• Electrical: HT/LT distribution, panels, lighting, ELV systems
• Plumbing: water supply, drainage, sanitary and storage
• Fire protection: hydrant, sprinkler, addressable detection and alarm to NFPA/NBC
• Integrated testing and commissioning across all four disciplines
• AMC under the same contract from the day of handover

How the EPC lifecycle applied

Engineering. Coordinated MEPF drawings produced together, with clash detection during design — not on site.

Procurement. A single bill of quantities across disciplines avoided duplication, secured better unit pricing, and aligned delivery sequences.

Installation. One site team, one daily progress meeting, no inter-trade blocking.

Testing & commissioning. Sequenced as a single handover: pressure tests, balancing, energisation and fire authority approval all under one programme.

AMC. Performance baseline captured at handover. Same team monitors and maintains.

Outcome

Single accountability, single delivery date, single point of escalation — no inter-contractor disputes, no finger-pointing at handover. Outcome metrics to be added
